James Manning has lived in Saint Louis his whole life. He graduated from Westminster College with a double major in History and Business Finance. James is a big baseball fan, and has coached high school baseball in the spring since 2007.

We work as a team at STL Real Estate because it creates added value for you. In order to do our jobs well, a St. Louis real estate agent has to perform a wide range of different tasks. Tasks range from answering the phones and setting showings, to showing buyers houses for sale, and to even being an accountant and taking care of the books.
The benefits of working with a team are endless. To keep this short I will give you just one scenario:
You have your property listed with a real estate company and are using that same company to help you find a house to buy.
A call comes in from a buyer wanting to take a look at your house for sale.
It’s just what they are wanting out of a house and they found it on the internet.
What happens in this scenario if you work with an agent NOT on a team?
This St. Louis real estate agent receives a call from an unknown number, but is with you looking at certain houses for sale. In order to not be rude to you, they don’t pick up the call because they are a good real estate agent and want all of their attention on you and your needs.
2 or 3 hours later when you are done looking at houses for sale, the individual agent checks his voicemails and begins returning calls. He gets the call from the interested buyer and then returns the phone call.
What happens when you work with a US?
Our St Louis home selling specialist takes the call and contacts the buyers specialist who is out with you viewing properties. He contacts the agent utilizing technology tools that are available and the real estate agent is able to respond that he can meet the buyer at your house in 2 hours after he is done showing you properties.
The listing specialist is still on the phone selling your house to the buyer, when he receives notification back that an appointment in 2 hours will work. The appointment is confirmed.
You have errands to run after you look at some houses for sale, so its not a big deal for you to stay away from the house.
3 hours after the call was received, the buyer has already been into the property and is contemplating writing up an offer for you!
When we talk about teamwork creating a synergy…this scenario is exactly what we mean!
In a 3 hour window, your house now has a person interested in buying it, while if you work with an individual real estate agent, he is just getting around to returning the buyers phone call, who meanwhile has probably been looking at other potential houses for sale!
Tip – Regardless if you want to work with STL Real Estate or not, when you sell your St Louis house, make sure you get a team to sell your house not just an individual St Louis real estate agent. Be careful here though, this can be very confusing: being a part of a big ‘name brand’ real estate company is not the same as an agent being part of a team.
