Review of Spradling Home Inspections, LLC.

Spradling inspected my home in January and left the outside water on. He refused to pay for the damage. As a seller you can refuse to let him in your home. Skip this home inspector. You can find one with a better attitude and respect for personal property.

This person called us and started the phone conversation off angry. This person did not tell us who he was, the address of the inspection; he just started in on us and demanded that we pay for the replacement of the handle to the outside faucet. $90.00 service call. Once we got the address of the inspection, time and date of inspection and what this seller was trying to convey; we explained that there was no leak at the time of the inspection because in order to test the water pressure at the hose bib that he claims there was a leak, you have to turn off the water in order to take off the PSI tester. If there had been a leak it would have been reported! He kept stating that it was just common sense that it was our fault since he figured we were the last ones there. It is unfortunate that this seller was so angry. We have been in business for 21 years this year and we are nationally certified and we get 20 hours of education a year. Our reports come with photos and are very comprehensive. There is a summary at the end of every report of the marginal and defective items in the home being inspected.
